Poles also appreciate good infrastructure, proximity to airports, numerous flight connections with Poland, and the presence of a Polish community. In these regions, it’s easy to find Polish advisors, lawyers, or real estate agencies, which greatly facilitates the entire purchasing process. How much does an apartment cost where Poles buy?

The prices of apartments in Spain are very diverse and depend on the location, standard, and proximity to the sea. On Costa Blanca, prices start at around 120–150 thousand euros for a two-room apartment in Torrevieja. In more prestigious locations, such as Calpe or Altea, prices can be higher, but are still attractive compared to other Western European countries.

On the Costa del Sol, especially in Marbella, Estepona, or Benalmadena, prices are higher, starting from 250–300 thousand euros and above. Luxury apartments and villas in the best locations can cost several million euros. However, you can also find interesting offers at reasonable prices here, especially if you decide to buy a property in the second line of the coast or in smaller towns.

According to data published by the real estate portal Idealista, prices of secondary market apartments in Spain increased by 14% year over year in the second quarter of 2025, reaching 2,438 euros per square meter. On a quarterly basis, prices of second-hand apartments increased by 5.5%.

The majority of autonomous Spanish capitals have reported increases, with Madrid leading with a nearly 25% rise. The most expensive cities in Spain are:

  • San Sebastián (6,071 €/m²),
  • Madrid (5,642 €/m²),
  • Barcelona (4,920 €/m²).

Regarding autonomous communities, the ranking looks as follows:

  • The greatest increase was recorded in Madrid, where owner expectations rose by 24.7%. 
  • Double-digit increases were also noted in Murcia (20.5%), the Valencian Community (18.5%), the Canary Islands (18.4%), Andalusia (15%), the Balearic Islands (14.1%), Cantabria (14%), Asturias (12.7%), and the Basque Country (10.6%). 
  • The increase in Catalonia was 6%. 
  • The lowest increase was recorded in Castile and León – 2.8% year over year, followed by Galicia (2.9%), La Rioja (3%), Castile-La Mancha (3.1%), and Aragon (3.9%).

The Balearic Islands remain the most expensive autonomous community, with a price of 4,996 euros/m², which is the highest level since Idealista began collecting statistics. Madrid ranks second (4,289 euros/m²), also reaching its historic record. The Basque Country takes third place (3,227 euros/m²), followed by the Canary Islands (3,068 euros/m²).

Do Poles buy apartments in Spain on credit?

Spanish banks are open to foreign clients, including Poles, although they require meeting certain conditions, among them a down payment of 30–40% of the property’s value, proof of income, and a positive credit history.

It’s worth knowing that the procedure for obtaining a mortgage in Spain is similar to what you know from Poland, and the formalities can take a few weeks. Poles buy homes in Spain both for cash and on credit, the choice depends on individual financial situations and preferences.
