Spain is a country that amazes with its diversity – both climatic and cultural. The regions of Spain, each coastline and each island have their own unique character, making the choice of a place to live or invest an fascinating journey through a mosaic of landscapes, traditions, and lifestyles. For many Poles, who are increasingly buying properties here, not only are the tourist attractions important, but also the climate, the local community, and – of course – the prices per square meter. What does the market situation look like in the first half of 2025?

Climate and geography – from the Atlantic to the Mediterranean Sea

Mainland Spain is a country of contrasts. The north features a humid, Atlantic climate – cooler summers, mild winters, and quite a lot of rainfall. The country’s interior has a continental climate: hot summers, freezing winters, large temperature fluctuations. The most sought-after regions by investors are the Mediterranean coasts – mild winters, warm, dry summers, and over 300 sunny days a year.

Costa Brava and Costa de Barcelona – proximity to the metropolis and high prices

Costa Brava, with its picturesque coves, rocky cliffs, and clear water, attracts nature lovers and luxury seekers. The proximity to Barcelona makes this region very popular among foreign investors. The average price per m² in this part of Catalonia is currently around €3,800/m², with Barcelona city exceeding €4,500/m². Costa del Maresme and Costa de Barcelona are also prestigious locations, where property prices are high, and quality of life is very high.

Costa Dorada – more affordable but with potential

Costa Dorada, stretching south of Barcelona, offers wide sandy beaches and more budget-friendly options. The average price per m² is about €2,200–2,500/m². The region is less urbanized but developing rapidly, making it an interesting alternative for those looking for investment opportunities.

Costa Blanca – favorite coast of retirees and investors

Costa Blanca features long sandy beaches, a mild climate, and highly developed infrastructure. The region enjoys enormous popularity among retirees from Western Europe and investors attracted by relatively reasonable prices. The average price per m² in Alicante and surrounding areas is about €2,300–2,700/m², while in cheaper locations, such as Torrevieja, offers start from as low as €1,800/m².

Costa Calida – for bargain hunters

Costa Calida (Murcia) is a less well-known region but increasingly appreciated by investors. Prices here are very affordable – on average €1,700–2,000/m². It is an ideal place for those seeking a calmer climate and lower living costs.

Costa Tropical and Costa de Almeria – local climate and growing potential

Costa Tropical and Costa de Almeria are regions of Spain with lower urbanization, featuring beautiful cliffs and pebble and sandy beaches. The average price per m² is about €2,000–2,300/m². These regions are gaining popularity thanks to their investment potential, authenticity, and the local climate they preserve.

Costa del Sol – luxury, prestige, and the highest prices

Costa del Sol is an epitome of luxury: Marbella, Puerto Banús, Estepona, and Benahavis are places where property prices are among the highest in Spain. The average price per m² in Marbella is about €4,500–6,000, in Malaga and Estepona from €3,500–4,500, and in cheaper locations like Fuengirola or Mijas, around €2,800–3,200/m².

Costa de la Luz – Atlantic climates and moderate prices

Costa de la Luz, stretching from Cádiz to the Portugal border, features wide sandy beaches, strong winds, and picturesque white towns. The average price per m² is about €2,200–2,700/m². The region retains a quaint character and is popular among those seeking peace and lovers of windsurfing and kitesurfing.

Northern Coast – Green Spain and higher prices

The northern coast of Spain (San Sebastian, Bilbao, Santander, La Coruña) has a completely different climate – humid, with numerous precipitation, and mountainous landscapes. The climatic conditions lead us to call these regions “Green Spain.” Prices are higher here than in most of the country – on average €3,000–4,000/m², with San Sebastian regularly ranking as the provincial capital of mainland Spain with the highest prices per square meter – exceeding €5,000/m².

Baleary – island luxury and diversity

Majorca, Menorca, Ibiza, and Formentera are islands with a Mediterranean climate, mild winters, and warm, dry summers. Majorca and Ibiza are synonymous with luxury – prices on Majorca average €4,500–6,000/m², and on Ibiza even €7,000/m². Menorca is calmer and cheaper – about €3,500/m².

Canary Islands – affordable prices and eternal spring

The Canary Islands attract not only with their climate but also with prices. The average price per m² on Tenerife and Gran Canaria is about €2,200–2,800, while on Fuerteventura and Lanzarote, offers can be found from as low as €1,800/m². The cost of living is lower here than on the mainland, and the islands attract expatriates and remote workers.

Culture, lifestyle, and local differences

Spain is not only beautiful beaches and sunshine but also an extraordinary mosaic of cultures, languages, and traditions. Each region has its own identity – from Basque restraint, through Catalan pride, to Andalusian openness and temperament. In the north, you will find more social distance, in the south – noise, festivals, and spontaneity. Cuisine, holidays, and daily customs vary depending on the region, and local patriotism is very strong here.

The Balearic and Canary Islands have their own traditions, dialects, and festivals, and life on the islands flows more slowly, with more emphasis on rest and interpersonal relationships. In tourist regions, you’ll encounter international communities, which makes it easier for new residents to acclimate.

Spain is a country where everyone can find something for themselves – from luxurious apartments on the Costa del Sol, through family houses on the Costa Blanca, to a peaceful life on the islands. When choosing a region, it’s worth considering not only the climate and lifestyle but also current real estate prices. In 2025, the market remains dynamic, and regional differences are clear – both in terms of prices and the character of local communities. Regardless of the choice, investing in Spanish real estate is not just buying square meters, but also entering the fascinating world of Spanish culture and lifestyle.
