In 2024, Poles bought 4,213 apartments and houses in Spain, according to the latest data from Registradores de España. Our compatriots improved their 2023 result by as much as 35 percent, and their share in the Spanish real estate market among foreign investors increased to 4.53 percent. This means an almost four-fold increase over the last 5 years.

The Spanish real estate market is attracting more and more Polish investors looking for safe and profitable destinations in the sunny part of Europe. The popularity of apartments and houses on the Iberian Peninsula is constantly growing.

The interest in the Spanish real estate market is not only due to the sunny weather (Costa del Sol has as many as 320 sunny days a year) or the relatively short flight from Poland, but also to the great investment potential, extensive real estate offer and attractive prices. Polish investors also appreciate safety, the greater distance from Russia and often decide to buy a second home abroad in case of an escalation of the conflict beyond Poland’s eastern border. Buying an apartment or house on the Iberian Peninsula is also an excellent protection against domestic economic and currency crises. It tempts not only people looking for a holiday home, but very often also those who can do their work completely remotely.

Poles bought 35 percent more real estate in Spain

In 2024, they broke further records for the number of apartments and houses purchased in Spain. According to data from Registradores de España, last year Poles purchased over 4.2 thousand properties, thus improving their result from the record-breaking 2022. For comparison, in 2023, 3,118 properties went into the hands of Polish owners. Data from recent years indicate a constant and growing trend among Polish investors who increasingly appreciate the assets of the Spanish real estate market.

Changes to housing law in Spain will not apply to Poles

Recently, speculation has been abuzz about planned reforms to housing law in Spain. On April 3 this year, the «Golden Visa» program, which allowed non-EU citizens to obtain residence in Spain by investing at least half a million euros in local real estate, will end.

Additionally, Spanish Prime Minister Pedro Sanchez is considering introducing a 100 percent tax on the purchase of real estate for investors from outside the European Union, which would increase the supply and availability of apartments and houses for Spanish citizens.

Importantly, none of these regulations will apply to Poles, who, as residents of the European Union, will still be able to successfully invest their savings in real estate on the Iberian Peninsula.
