It’s not surprising, since Polish buyers are used to dealing with “prices per meter,” and it is certainly an important indicator. However, it should be emphasized that there is no single answer to this question. Just like in Poland, the price per meter varies depending on the property’s location, quality of finish, often also on the placement of the apartment in the building and the view. It’s no different in Spain.

How much does a square meter of apartment in Spain cost?

The Idealista portal, which is a reliable source for all summaries, claims that in June 2026 the average asking price per square meter of an apartment in Spain was €2,823. Meanwhile, the Registradores.org portal states that the transaction price after the second quarter of 2026 was €2,487.

How much does a square meter of apartment cost in Spain?

Important note: on the scale of the whole of Spain there is no reliable, official statistic that consistently separates “apartment” from “flat.”

The word apartment has primarily a marketing character. In practice, it can mean a unit in a new seaside development, a holiday flat, or a property with an elevated standard. In registers and wide market reports, such units usually fall into a common category of residential properties.

How much does a square meter of house cost in Spain?

According to Properstar data from March 2026, the median asking price of a house in Spain is about €2,110/m². Depending on the property size, medians for houses roughly range from about €1,500 to €2,050/m². However, it should be remembered that the price of a house strongly depends on the location, size and status of the plot, standard, privacy, view, and distance from the sea; therefore, in premium locations, prices can exceed national medians many times over.

In a very broad perspective, location differences are huge:

• in the cheaper interior provinces, residential property prices can drop to about 830–1,100 €/m²;
• in attractive tourist locations, large cities, and on islands, houses can cost clearly above €4,000/m²;
• in the premium segment, e.g., villas in Marbella, Benahavís, Ibiza or Mallorca, the price per m² can be significantly higher.
